Bowen Hills Urban Development Area Master Plan

This project was undertaken in partnership with EDAW, Maunsells, MacroPlan and Andrea Young Social Planning for the newly constituted Urban Land Development Authority (ULDA). This was the first commission of its type for the authority in trying to promote development in a range of infill sites.

Located on the northern fringe of Brisbane city, Bowen Hills is an area where the city’s two main northern arterials converge and where all of the city’s northern railway lines join. Northbound traffic emerges from the Clem Jones tunnel in Bowen Hills and traffic from Airport Link will, in the future, also exit in the area. There are large infrastructure projects above and below ground, all of which have implications on the design and layout of new development.

The master plan for the Bowen Hills UDA proposed transforming an area of disparate unrelated spaces and uses into a new mixed-use transit centre for living and working.

Ultimately Bowen Hills will not be one place, but a series of well-connected places and experiences where pedestrian movement takes precedence in the movement hierarchy. The plan proposes well-articulated subtropical buildings to 30 storeys in height occupying the core, supporting the city centre and giving life to active streets of retail, restaurants and cafés.

The master plan project was completed in 2009.
