Russell and Manning streets apartments

This South Brisbane project for Metro Property Development will occupy a strategic corner site close to South Bank and overlooking Musgrave Park. The project will realise the new development potential enabled by the Brisbane City Council’s South Brisbane Riverside Neighbourhood Plan. The 12 storey mixed-use building incorporates more than 150 dwellings with studios and one and two bedroom apartments.

The design responds to the site’s unusual shape and challenging setback requirements. The architecture expresses its strong podium and tower massing, while the double street frontage enables the project to be considered as two ‘buildings’. One addresses Russell Street and Musgrave Park with a street edge activated by retail and ground level residential units, introducing a human scale to the street edge. The second ‘building’ addresses Manning Street, an urban street suited to more intense commercial uses. The podium is expressed as a number of connected elements to enliven the streetscape.

The building’s access corridors establish axial views to the surrounding neighbourhood and address light and ventilation. Two communal terraces, a gym and a reading room will provide residents with shared space that is visually connected to either the street edge or a lush green space at the site’s northeastern corner.
